Achmea Dutch Residential Impact Fund

The Achmea Dutch Residential Impact Fund (ADRIF) invests in existing Dutch rental housing, which we systematically upgrade and make more sustainable. In doing so, we improve living comfort and reduce energy costs, while building future‑proof, long‑term returns.

With the first acquisition of 128 residential units in Bilthoven, the fund has now successfully moved into its execution phase.

First investment: 128 apartments in Bilthoven

In April 2026, Achmea Real Estate acquired two residential complexes on Spreeuwlaan and Kramsvogellaan in Bilthoven on behalf of ADRIF. The acquisition comprises 128 rental apartments built in 1976, with an average floor area of approximately 83 m².

Our ambition

  • Step‑by‑step energy upgrades from label D to A/A+
  • Further improvement towards Paris‑proof
  • Close collaboration with tenants and construction partner BAM Wonen

What this means for residents

  • Improved living wooncomfort
  • While keeping total housing costs affordable

With this first acquisition, we demonstrate how ADRIF operates in practice: combining financial returns with tangible improvements for residents
